Planning objection due to strategic impact of it

Robots or Railways unfortunately a line must be drawn

After a lot of thought and consideration and having had contact from residents and local groups on a local planning application and reaching a very difficult conclusion that has me torn. I have today submitted an objection based on the impact on the future rail development a proposed local development will have. In The intrest of openness and transparency my full objections submitted to Eden council is as follows:

I fully support the proposed business space concept and the economic benefits the development of the is innovation centre will bring to the area.

However, I have concern that is that of the location on Mile Lane given the bad junction and current traffic issues at this location and the proposed development slightly further up the lane will add to this traffic. the lane has no HGV access via it. Alongside the road traffic concerns this site of the proposed development sits on a field that has key strategic transport significance for Cumbria as the location of the junction of the Penrith to Keswick railway line and its link into the west coast mainline and Penrith station. Given the endeavours to reopen this line and the national need to encourage more usage and growth of public transport and the reopening of lines cut under the beaching cuts. It would be detrimental to the strategic and economic future of the area if this development were approved at the cost of the rail junction site.

On looking it appears the developer does not own all the land and most of the land has restrictive covenants on the usage of the land including mineral rights that would restrict the proposed underground carpark development.

Had this development been on the already approved industrial site just over the road and a few yards north I would of 100% supported its development.

Unfortunately, due to the strategic importance of the site the application is proposed for with no consideration for the impact on the Penrith to Keswick rail route or the highways impact the development will have I find myself in the unfortunate position of having to object to the planning on the grounds of the highways impact and the impact on the strategic rail location.

The reopening of the Penrith to Keswick Rail line has support and endorsement from not only Eden Council it's self but also Cumbria County Council, Allerdale Council, the Lake district national parks authority, Cumbria Lep, local MP's Transport for the North alongside a number of other local and national groups organisations and the wider community and local residents.
